Terms of Service

EdgeNest Property Management provides short-term rental management services including:

• Property listing creation and optimization on platforms like Airbnb, VRBO, and Booking.com
• Dynamic pricing and revenue management
• Guest communication and support
• Cleaning and maintenance coordination
• Financial reporting and owner payouts
• Property photography and marketing

As a property owner using our services, you agree to:

• Provide accurate information about your property and its features
• Ensure your property complies with all local short-term rental regulations
• Maintain appropriate insurance coverage for short-term rentals
• Notify us of any changes to property availability or status
• Keep the property in safe, habitable condition
• Comply with condominium or HOA rules regarding rentals
• Provide necessary keys, access codes, and property information

Our commission structure is based on gross booking revenue:

• Commission rates range from 15% to 20% depending on your service plan
• Commission is calculated on the total booking amount before platform fees
• Additional services (photography, deep cleaning, repairs) are charged separately
• All fees and charges are clearly outlined in your management agreement

Owner payouts are processed monthly, typically within the first week of each month for the previous month's bookings.

We manage bookings according to platform policies and best practices:

• Cancellation policies are set to maximize bookings while protecting owners
• We reserve the right to decline bookings that pose a risk to your property
• Guest screening is conducted according to platform and internal guidelines
• Owner-requested blocks must be communicated at least 2 weeks in advance

To provide our services effectively:

• We require access to your property for cleaning, maintenance, and guest check-ins
• Minor repairs under $100 may be authorized without prior approval
• Major repairs require owner approval before proceeding
• Emergency repairs may be conducted immediately to protect the property
• We maintain a network of trusted vendors for all maintenance needs

Regarding liability and property protection:

• EdgeNest is not liable for guest damages covered by platform protection programs
• Property owners must maintain their own property and liability insurance
• We recommend short-term rental specific insurance coverage
• Platform damage protection (such as Airbnb AirCover) provides additional coverage
• Security deposits are collected and managed according to platform policies

Agreement terms and termination:

• Initial management agreements are typically for 6 months
• After the initial term, either party may terminate with 30 days written notice
• Existing bookings at time of termination will be honored
• Final payouts include all pending revenue minus any outstanding charges
• Property access credentials will be returned or changed upon termination

Regarding content and intellectual property:

• Property photographs taken by EdgeNest may be used for marketing purposes
• Listing content created by EdgeNest remains our intellectual property
• Property owners retain ownership of their property images and descriptions
• Our branding, logos, and website content are protected by copyright

In the event of disputes:

• Parties agree to attempt resolution through good faith negotiation
• Unresolved disputes may be submitted to mediation
• These terms are governed by the laws of Ontario, Canada
• Any legal proceedings shall take place in Toronto, Ontario

We may update these Terms of Service from time to time. Material changes will be communicated to existing clients. Continued use of our services after changes constitutes acceptance of the updated terms.
